Shaun Marijanovic has rebranded his John Kontek St Albans franchise to Ray White St Albans.

The office, which has a 30-year history, will retain its prime location, team and significant presence in and around St Albans, however the name change is set to project Melbourne’s Western suburbs real estate offerings into a much bigger pond.

The Ray White network comprises 1000 individually owned or operated offices throughout Australasia and 11,000 staff. The company’s brand is the most frequently searched real estate brand on Google and their website attracts a whopping 420,000 visitors each month.

According to Mr Marijanovic, “becoming part of a large group such as Ray White was a necessary step to continue to build on our service levels and to achieve the best possible results for our customers.”

“To take the business to the next level I went in search of a large network that offered support, training, and up-to-date services.”

“Ray White has been around since 1902 so they have got to be doing something right. There was also the opportunity to fly the Ray White flag in the Western suburbs of Melbourne.”

The Internet has revolutionised the way we all go about our work and everyday life, he says. For real estate today this has meant that, “buyers and sellers want more information and expert analysis. We believe that our ability to provide this as a Ray White Office will set us apart in Melbourne’s West,” says Mr Marijanovic.

“We now have greater access to industry intelligence and faster, better training and processes at our fingertips, to provide a premium information service to our customers.”

“This investment in training, infrastructure and systems generates better access to greater knowledge,” he says.

The property market in Melbourne’s West is a happening place, one Mr Marijanovic believes can only continue to surge ahead, courtesy of the government’s investment into roads and rail infrastructure and the availability of schools and shopping amenities. In particular, the Sunshine Hospital redevelopment is having a huge impact with the large numbers of people working at the hospital and supplying to it - wanting to live close to work, he says.

“Prices in the St Albans and growth boundary markets - Caroline Springs, Taylors Hill, Burnside and Hillside have jumped in the vicinity of 20-25 percent during the last 12 months to June 2010,” he says.

“Buyers can get a decent house on a large block close to shops, train, schools, medical facilities for $350,000 – 400,000”

One recent sale commanded $620,000, a figure that 2-3yrs ago was unheard of in the area, Mr Marijanovic says.

An interesting trend afoot on the substantial 700-800sqm blocks is that of the redevelopment of older brick veneers in favor of multiple units and in some cases retention of the house while building a dwelling at the rear, he says.
Such generous block sizes reflect the 60s predilection for the quarter acre block– “they are now few and far between with new house lots typically being 400-500sqm,” he says.

“We have found that the highest demand has been for property with potential, for example, a house on a big parcel of land, corner blocks, run down in need of renovation. Buyers are recognising development potential, some people even getting plans drawn up to aid a sale,” says Mr Marijanovic.

As for the immediate state of play, “real estate activity has naturally slowed a little – due to such seasonal influences as winter, the end of financial year and the school holidays just passed. An election tends to cast a wait and see what happens mentality, however properties are still selling, albeit not as quickly and without the rapid price increases that were being achieved 12 months ago.”

Mr Marijanovic who has over 20 years real estate industry experience, spent 13 years in the CBD as a commercial sales specialist and continues to source commercial properties for clients.
